After originating Mortgage Loans for 7 years, I decided to sit and earn my Real Estate License in August 2006. My first transaction was a commercial building in Brooksville Airport land lease program. After that, I was hooked on opportunities for investors and business owners. In 2008-2010, The economic crash was trying rebound an opportunity presented with the NSP Neighborhood Stabilization Program would need the help of a licensed realtor to acquire foreclosures in neighborhood destabilized by falling devaluations of homes. I established a relationship with West Pasco Habitat for Humanity as a nonprofit agency that would take foreclosures and rehab and then flip them to homeowners in need of housing with an added incentive of down payment assistance. Over 34 properties during this 2 year time was purchased and rehabbed and marketed for sale by my marketing efforts. A lot of these pre foreclosures, short sale and lender owned properties . In addition due to the economic downturn, I dug deep into the short sale transactions because of many friends and family being defeated by institutional lenders. The deflated values of homes in the area were upside down. I helped many home owners navigate the short sale process without the stain of a foreclosure on their credit. Since then I’ve managed to transact over 100 plus residential and a few commercial real estate transactions in Tampa area’s. Lately we've purchased 10 acres and built a home establishing a working farm. Navigating land purchases in the last three years has resulted in learning much of the permitting process in certain counties of Florida. Especially with the ones that have fewer layers to navigate.
