Florida’s natural landscape is a sight to behold! With waterfront properties on every corner, it is no wonder why they are in such high demand. This course focuses on everything waterfront: from understanding the environment to building a waterfront home! In this course, you will learn the fundamentals of buying and selling waterfront property, preparing you as a true Waterfront Specialist.
Objectives: After taking this class students will be able to:
- Recognize the significance and responsibilities of a Waterfront Specialist.
- Identify various bodies of water and water types and their characteristics. • Recognize what waterfront lifestyles are best suited for specific bodies of water.
- Understand the importance of community research.
- Recognize the significance of home orientation with regards to waterfront homes and waterfront lifestyles.
- Identify and understand local, county, and state ordinances which mandate the building of waterfront properties
Part 2
Now that you’ve dipped your toe into the waters (Sink or Swim? Part 1) of waterfront properties, its only natural to dive deeper into the market! If you’re looking to understand the complexities of the waterfront market, this course is essential for your business. In this course you will extend your knowledge in buying and selling waterfront, learning everything about property inspections to construction. This course will ensure you can stand with your feet firmly in the sand and call yourself a true Waterfront Specialist!
Objectives: After taking this class students will be able to:
- Identify and understand various necessary property inspections that apply to waterfront properties.
- Recognize common hidden costs associated with buying waterfront properties.
- Identify key home historical information and the significance of this information on a sale.
- Understand the importance of Homeowners Association and where to find association contact information and regulation documentation.
- Understand necessary construction techniques which benefit waterfront properties.
- Identify ways to research the best deal possible and understand the final steps in financing a new waterfront home.

Kelly Lee McFrederick is a native of Clearwater Beach and graduate of the University of Florida. She is an avid tennis player, golfer, and has spent a lifetime boating on Florida waterways. She grew up on the water, and in 2021 purchased a waterfront historic home with every challenge.
Kelly Lee began her real estate journey in 2003, working as an Accredited Staging Professional Master with “Stagedhomes.com.” She later became a trainer and speaker in the Florida marketplace, introducing Home Staging to a growing market of Realtors® and sellers. Kelly Lee acquired her Real Estate Broker and Real Estate Instructor licenses in 2004 and 2006 respectively.
